Remember first impressions count...

A Upad landlord recently advertised a 2 bed property in the popular London district of Waterloo. The property had recently been refurbished with underfloor heating, original Georgian fireplaces and a private garden with a patio. This would sell itself, right?

Unfortunately, the landlord’s own photos didn’t do the flat justice and the advert received only 6 enquiries in 32 days with no offers made.

Whilst the initial photos are by no means terrible, they don’t reflect the space or the unique features of the property.

This image has been taken at an angle which distracts from the quality of the kitchen and is not reflective of the space.

This photo here does not emphasize the large living room with its unique features.

This photo is too close-up and dark.

The light in these shots of the bedroom are dull and don’t show the space. Instead the focus is made on the furniture in the room.

How Professional Property Photography can Make a Difference

You would think this is a different property…

The landlord spoke to her personal Account Manager at Upad, who discussed how competitive the area was and how, despite its unique features, the property wasn’t being shown in its best light; professional photography would be the best way to showcase and advertise the property.

After the professional photos were uploaded to the advert, the landlord then received a further 6 enquiries in 8 days and found her perfect tenants.

The final photos are bright and well composed; really showing off the space of the rooms and the unique features such as the fireplaces.
