With purpose-built student accommodation on the rise, offering gyms, high speed internet and even cleaners included in the rent, the student market has become very competitive. Make sure to highlight any extras, such as all bills included or a TV in the communal area, in your property description so prospective renters can easily see the benefits of renting your property over another. Transport links are going to be very important to students so include distances to the local university by bus, car or walking. You’ll also need to consider whether you want to let on a room basis or to a whole group, and make it clear in the description to avoid unsuitable enquiries.
Presentation is key
Don't assume that in a busy student market you don't need to advertise a property fully - photos are the most important part of a property advert. Make sure to include all rooms in the house as communal areas will be as important to students as their personal room. Try to take photos when the property is empty of another occupant’s possessions so it looks clean, fresh and ready for the next student to personalise.
