It’s that time of year again when students start looking for new rental accommodation. If you’re a landlord, you should start thinking about preparing your property to rent for student tenants.

Decorate your student house with darker colours

While it is a general rule that rental properties should be decorated with neutral colours to attract the widest range of tenants, it is a good idea to choose darker neutral tones for a student property. Greys and dark browns will help to keep the property smart by making it appear less dirty. Remember that student tenants will typically only stay in a property for a year, so you will have more people moving in and out of your investment – darker colours will help to hide wear and tear.

Offer free broadband in student accommodation

If you’re struggling to find student tenants, think about the features that they look for in a property. Number one? Wifi. Provide a desk in each student room

Make sure the garden is easy to maintain

If your rental property has a garden, it is vital that a student will find it easy to maintain. The last thing you want when your tenants move out is an overgrown mess, so keep the garden minimal and simple.
